Simply use your target Keyword in your website links on your profile page!

Here is a step by step on how to do it:

Phase 1: Go into your “Website” links and choose the edit. 9/10 your website label is probably called “Company” or “Personal,” change this to “Other.”

Phase 2: Next you’ll see a text field appear. Simply type in your Keyword there followed by your URL link.

Phase 3: Save and enjoy the new SEO pump!

Most people don’t realize that the Keyword is hyperlinked to the URL. This creates a link to your site from the high PageRanked LinkedIn; thus, adding a bit of jet-fuel to your SEO!

For example, my target keyword is Real Estate Flyers and Real Estate Flyer Templates. I simply labeled each keyword to my website http://www.TurnKeyFlyers.com and the other to my Facebook Fan Page http://www.facebook.com/turnkeyflyers . Literally within 24 hours I went from floating around the 4–5 in Google to a solid #1!

It is important for home sellers to remember to put something in the buyer’s hands. Its hard to put a house in their hands though. But it is very easy to highlight the best features of a home onto a convenient  real estate flyer. However, flyers aren’t a place for a “data-dump” but rather a reminder of the best attributes of a home.

Home buyers are in the process of making the biggest, most expensive purchase of their lives. They are looking for specific features in a home, a dream or starter home. It is critical for the sellers to use real estate flyers to tell the buyers about the property when they leave.

The real estate flyers should have several components. One of the most important features of a successful real estate flyer are pictures. Most buyers are not going to consider purchasing a home if they can’t see what it looks like. Even if a home is listed with all the features they are looking for in a home, if there are no pictures to back those statements up, a buyer will likely ignore the listing. There are some essential pictures that should be included:

• Front of the house
• Master Bedroom
• Kitchen
• Living Room

The better the pictures look, the better the flyer will look. The buyer wants to know what the home they will be living in looks like and the pictures should show them.

Now that the pictures have been selected, sellers should also list important features of the home on the real estate flyer. At the very least, a home owner should list:

• Price
• Square Footage
• # Bedroom & Bathrooms
• Any upgraded features

A lot of home owners have features in their homes that are not standard. These things should also be listed, if not pictured on the flyer. The fact that a home has a Jacuzzi tub, gardens on the property or a roof top deck could be the deciding feature between similarly priced homes.

When those things are on the flyer, it gives the buyer time to weigh the features of the home against their want list. If a buyer is truly interested in the property, it will give the seller time to speak with serious buyers. When homeowners are honest upfront about the home, buyers appreciate them for not wasting their time on a home that doesn’t meet their needs or budget.

Talking about the neighborhood is also very important. There are certain buyers that will only purchase a home in a certain neighborhood. If there are special events, specific school districts or spacious yards, the buyer will want to know about these positive aspects of the neighborhood. Even in a neighborhood that is less than desirable, there is always something positive to list. Buyers should always know where they may live.

Successful real estate flyers always include information about the home. Buyers don’t like to waste more time than necessary when looking for the home of their dreams. By handing out great real estate flyers, home owners are saving themselves the aggravation of dealing with buyers that are not interested in what they have to offer. A great flyer saves both parties time and energy.

Social media portals that connect with our customers and clients like Facebook and Twitter are increasingly becoming the hub for Q&A.  According to Conversocial, a social media management application, 49.5% off social media users would be far less likely to buy anything from the company that didn’t  answer questions/complaints on their social media pages.

Wow; 49.5% would stop doing business with you if you ignored them! Makes you want to check your twitter account how doesn’t it!

Client management is extremely important; now add the social media layer, and it’s gets critical! Luckily, we, as agents, don’t have multi-million users and customer; but the principle of keeping connected with our clients are still the same. As people start using social media platforms to communicate it makes it harder for us to keep track of questions and concerns. No longer can we sort through our private email inbox. Now, customer questions are open for EVERYONE to see.

Connecting on Social Networks is great for business. Just make sure you’re “connected” as well. Create a routine. Periodically check Facbook/Twitter/Email on specific times throughout the day. Don’t leave any stone unturned; and answer all questions/comments/concerns as fast as you can. Right now the average appropriate response time is 6-12 hours. Any quicker, you’re on the ball! But keep in mind, this lead time gets shorter as we layer in more technology.

What you’ll need:

• A Turn-Key Flyers Template of your choice (choose any of the 55 templates).
• Photos of your listing (in this case we need 2, but on other flyers you can load up-to 5).
• Property Description, Information, and Details.

This is what we’ll do:

• Choose a flyer
• Add property information
• Done!

How much time should you allow: Approx 5 to 10 minutes.

Step 1: Choose a flyer template.

Go into your TurnKey Flyer Templates folder. You’ll see all the flyer templates displayed. You can simply select one or click on the “Preview All Flyers By Double Clicking Here.html“ and you can see a preview of all the flyers displayed on one page.

This HTML file will open in a new window and display all of the flyer choices available. This way you can see what each flyer looks like and choose the one that best fits your needs. Here’s what will display:

Once you’ve found the flyer you want to use, in our case we’ll use the Open House template #46, you have two ways to open the template:

1. Open By Selecting “OPEN” – In this case, the flyer will download and you can simply select it from your Download prompt window by double clicking the file. Or, you can simply choose #2…
2. Open By “Open With” — Ok, now that you know which # flyer you want, simply go back to the TurnKey Flyer Templates folder and find that #.   “Right Click” (for PCs) or “Control Click” (for Macs) the template and select Open With > Adobe Reader. This will automatically prompt Adobe reader to launch.

Turn-Key Flyer Templates open using the Free Adobe Reader application. Adobe Reader is the same application you use to open any PDF so theirs no special desktop software you’d need to buy and learn; and Adobe Reader is FREE and probably on your computer right now. This is what the flyer will look like when first opened in Adobe Reader:

Step 2 — Start making your flyer

The flyer template opens with pre-loaded text and photos. This makes it easier for editing. I personally like to start by changing photos. Here is how to do so:

1. Click on any photo. A window will pop-up asking you to select a file. Simply find your photo on your computer or camera.
2. Choose a photo and hit “Select.”

It’s that simple. There’s no cropping or adjusting needed. The template will automatically adjust your photo to fit within the space. Now, if you want to change the other photos, you simply follow the same instructions.

**Note: The photo areas a made to fit landscape style photos. It’s best to use landscape oriented photos verses vertical style as the vertical photos will look distorted.

Next, I’ll start adding the text and property details. You’ll notice a purple bar and button just below the options bar. This is the “highlight fields” prompt. If selected, all the areas where you can edit the text are highlighted in a light blue color. This makes it easier to see the areas where you can edit the text. You can turn this on or off as you wish. Don’t worry, the light blue will not print. Here’s what it looks like:

Now it’s time to start typing. Simply select any text with your mouse and type right over. It’s very simple and intuitive. You can have the flyer say anything: Open House, Just Listed, In Escrow… etc….Continue adding your property details like the address, price, description, and bullet points.

**You’ll notice their are no option of choosing color, font, or size. This is by design. We pre-selected everything for you for simplicity and speed.

The final step is to add your agent contact information. Simply follow the same steps for changing photos and text.

Once you’re complete, step back and marvel over your professional creation! Your flyer is now for the flyer box and ready for print.

I know, creating a flyer from scratch is PAINFUL, FRUSTRATING, and ANNOYING! It almost makes you think… “Who cares about the flyer anyway?”… but you know it as well as I do that flyers, no matter how insignificant you might think, are an essential marketing components to getting buyers interested; so basically, you are stuck!
